Platform transparency

The information-society service provider's role, ranking parameters, prices, Opener status and user rights.

The Openers' role

The Openers provides matching, booking, contracting and payment infrastructure. The platform is not the host, owner or an agent responsible for handing over keys.

  • The stay agreement is entered into directly by the host and guest; the host's identity and private or trader status are shown before booking.
  • The host controls the listing, availability, requested contribution, cleaning, property rules and physical access arrangements.
  • The mandatary role is disabled. Hosts may enable a Nuki tool limited to creating and revoking a temporary code; hosts remain responsible for access and automation can be stopped globally.
  • The Openers charges its own service fee to the guest and technically distributes funds through Stripe Connect.
  • Document checks reduce some risks but are not legal advice, a property guarantee or insurance.

Ranking and recommendation

Hosts cannot currently pay to improve a listing's position and no sponsored placement is mixed into organic results.

  • Eligibility: only listings compatible with verification status, visibility and network rules, available dates and selected filters can become candidates.
  • Main filters: destination, dates and times, property category and type, capacity, amenities, accessibility, setting, pricing unit and price range.
  • Default order: newly created listings are retrieved first; within each results page, listings with a video tour are shown before the others, with recency breaking ties.
  • Vibe search: semantic similarity selects up to 100 candidate listings, after which the default order above applies. A title and description text match is used if semantic search fails.
  • Social relationships and shared communities are displayed as access context but do not currently provide a paid or hidden ranking advantage.

Prices, fees and payment

The amount due is calculated in cents and displayed before the request is sent and again in the contract.

  • Guest total = host participation + cleaning + The Openers service fee + configured tourist tax. No amount is held; a documented-damage cap is shown separately where applicable.
  • The service fee depends on the booking unit and duration and the property's objective risk tier; it does not use the smart-contract type to invent an accommodation price.
  • Smart-Commodat prohibits commercial host remuneration; Smart-Louage requires a justified and capped paid contribution; Smart-Exchange requires a linked reciprocal consideration.
  • No The Openers insurance is included. Payment distinguishes host funds, platform fees and tourist tax.

Short-term rentals

Registration and activity-reporting duties are handled separately from commercial ranking.

  • For a remunerated short-term rental, the host must declare whether registration applies and provide the required number before publication; the number is displayed on the listing.
  • In France, publication and booking are blocked without a positive declaration, without a number in the expected format or after a check marked invalid.
  • Administrators have a sample-check queue recording source, date, reason and audit evidence, with unpublishing when a number is invalid.
  • The internal report contains nights, guests, countries of residence, registration number, address and URL. Downloading it is not transmission: filing or connection to the public entry point and its acknowledgement remain a separate regulatory operation.

Status, redress and moderation

Protections governing the stay agreement may differ depending on whether the host acts as a trader or private individual.

  • A host must declare their status. Required trader information is verified before sale and displayed on the listing; a private individual is identified as such.
  • Where the host is a private individual, consumer-law rights governing the host-guest agreement may not apply. The platform's own duties remain unchanged.
  • Content restriction or removal must be based on published rules or law; where required, reasons and an appeal channel are provided.
  • A complaint may be sent to the publisher. After a prior complaint, consumers may refer the matter free of charge to the mediator identified in the Legal Notice.
